1. The Age of the AC Unit
It’s 108° in July. If that HVAC is more than 10–15 years old, you’re looking at $6,000–$12,000 to replace it — not to mention sky-high energy bills until you do. Ask for maintenance records, not just photos.
2. Monthly Utility Costs
Power and water usage can vary drastically by neighborhood and home design. Older homes with poor insulation or swamp coolers can bleed money in summer. Ask the seller or agent for the average PG&E bill — if they won’t give it to you, that’s a red flag.
3. Unpermitted Add-Ons or Conversions
That bonus room or converted garage might look great — until you try to refinance or sell and find out it wasn’t up to code. And worse? You might be liable for it later. Always check the permits.
4. The Flood Zone Status
Parts of northwest and southeast Bakersfield sit in flood zones — even if they look dry. That means mandatory flood insurance, which can add thousands per year. Do your homework early.
